What makes Connell Property Consultancy different from other ‘property finders’?

Unlike most of our competitors, our experience comes from nearly 25 years in the business as both buying and selling agent. Rupert started selling houses in London in 1999 in Battersea/Clapham and then Mayfair/St James before moving to the country market as a Partner at Knight Frank in 2005 where he spent 13 years buying and selling country houses in Kent, Sussex and Surrey. Very few property finders/buying agents have this level of direct experience in both the buying and selling side of the business to draw upon when engaging in a property search on your behalf. We are thorough in our search, our due diligence when we find your perfect property and the background research we undertake to ensure the property is everything you hope it would be before you commit to buying it.  

We are already signed up with local agents, won’t they do the same as you?

No they won’t. Estate agents are instructed by the seller and act exclusively for them. They can only offer you properties they are instructed to sell and have a vested interest in getting you to buy one of their instructions at the highest possible price. We act exclusively for buyers and, being independent, we are able to locate and identify every property which can be bought at any given time, including all those off-market properties which never appear in the open market. We tailor each search to the individual requirements of our client to ensure we find them the right property at the right price.

We are relocating from out of the area, can you give us advice on schools?

Yes definitely. Having moved from London to Kent ourselves 17 years ago with two small children we understand what an important factor schools are in the decision of where to move to. We have had first hand experience of schooling in the area, we know the registrars and the schools well and would be very happy to share our knowledge and experience of both the prep and secondary schools in the region.

I need to sell my property in order to buy. Is this a problem?

No, not at all. We can advise you on the best way to sell your property and achieve the most favourable result in terms of price and speed. It is preferable to at least be under offer on your sale before trying to negotiate on a purchase but we can oversee and manage both processes to ensure they dovetail smoothly together. Being in a position to proceed with a purchase greatly enhances our ability to negotiate on your behalf.

When should I instruct you to act for me in my search?

We are often contacted by clients who have been frustrated searching on their own without success. The earlier we can discuss your plans the better as you never know when we may become aware of the property which will suit you perfectly. We can offer advice as to the best way to tackle your search so that you are fully prepared for when we find your dream property.

Isn’t a Buying Agent an unnecessary expense in an already expensive process?

We don’t think so. When you consider that buying a house is probably the single biggest purchase at that time in your life, it makes perfect sense to have a professional advising you and helping to make sure you find the right property and buy it at the right price. We negotiate the purchase of houses for a living and we make sure you get your house for the lowest possible price. It’s much more than that though. We will surround you with the right people such as solicitors, mortgage brokers, surveyors and other professionals according to your requirements. We build a team of seasoned professionals around your needs. These are people we have worked with over the years who are experts in their field so you get the best advice to save you money and ensure that the process of buying your house runs as smoothly as possible. Although this might sound expensive, in the long run it is likely to save you a considerable amount.

Does your involvement end once you have found us our house?

No, far from it. In fact finding and negotiating the purchase of the property is only part of the process. We carefully and diligently manage the deal from the moment it has been agreed through to exchange of contracts and then completion. However, the service doesn’t end there. We remain on hand to assist all our clients post completion and for those with a second/additional home we offer a comprehensive Property Management service which looks after all aspects of their property whilst they are away.
